We will send the Combination to the door via Email before your stay.  This number will typically be the last 4 digets to the phone number that you gave at the time of booking.  Do not give this combination to ANY ONE NOT STAYING WITH YOU!!!!. 

Directions are easy. Take the main road south past Victoria House, Mr. Joes and then Casa Redondo.  Villa Incommunicada is 200 yds past Casa Redondo on the left 3.5 miles south of the San Pedro Air Port.  That is our address there is no other address for the house and all Taxi Drivers on the Island will know where the house is!

Thank you for choosing our house for your vacation. We hope that you have a pleasant stay. The House is located at 3.5 miles south of the San Pedro air-strip on the main road in Boca Cieaga.  This is the only address to the Villa.  We do have Internet at the house, and most cell phones work great.   The phone # to the House provided cell phone is 011-501-626-6665

Your confirmation is as follows:

You will be staying in the Entire Villa 6 bedroom (With Penthouse)

Check-in date: 01/26/12 after 3pm Local Time (No early check-in please)

Check-out date: 01/31/12 by 10 am Local Time

Number of people in party: Less than 18 unless approved in writing  (10  for the 3 bd suite and 6 for the 2 bd suite)  You can add the roof for $270 per night and sleep 2 more

After I charge your $872.00 deposit,  your bill is as follows:

Total bill $ 4,480.00 = $ (rental rate)X # days + $120 (cleaning fee) +(9% Tax)

1st payment of $4,480.00 due  (90 days prior to stay) 28 OCT 2011

As soon as I receive your final payment, and a week before your stay I will send/call the lock box/key instructions.

1.    CHECK-IN TIME IS AFTER 3 P.M. Local Time AND CHECK OUT IS 10 A.M. Local Time.   NO Early Check-ins or late check outs.

2.    This is a NON SMOKING house. If smoke smell is detected and has to be removed the cost of the remediation will be billed to the guests credit card.  The guest hereby authorizes such charge.

3.    Pets are permitted in the house only with prior approval. There is no charge for a house friendly dog.  No cats are allowed.  All pets must be leashes at all times.  Pet owners are responsible for cleaning up of any/all pet refuse.  Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  All pets must be up to date on rabies vaccinations and all other vaccinations.  Heartworm preventive is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The Villa owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.

4.    We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5.      DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $ One night nightly fee with tax is required. This must be received within 2 (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.  This deposit is a deposit for us to reserve dates for you, it may not be refundable if you cancel at any time if we cannot rent the dates you reserved. 

a.    No damage is done to the house or its contents, beyond normal wear and tear.  Note :  Please notify us of any damage done at the time of the damage.  You will be charged 1X the cost of replacement.  If we find damage done that we were not notified of you will be charged 3X the replacement cost.

b.    No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

c.    All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are cleaned and placed in the kitchen sink. No additional cleaning above what is normally expected is required.

d.    All keys are left in the lock box and house is left locked.

e.    All charges accrued during the stay are paid prior to departure.

f.    No linens are lost or damaged.

g.    NO Early check-in or late check out.

h.  The renter is not evicted by the owner (or representative of the owner),

the local law enforcement, the security company employed by The South Ambergris Caye Neighborhood Watch.

1.      PAYMENT – An advance payment equal to one night of the rental rate is required upon booking. The advance payment will not be applied toward the room rent. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to CUBED 3. The advance payment is a damage deposit once your stay begins. The BALANCE OF RENT is due ninety(90) days before your arrival date.

2.      CANCELLATIONS – A ninety (90) day notice is required for cancellation. Cancellations that are made more than  (90) days prior to the arrival date will incur no penalty except if deposits were made via credit card, if we can rent the property out again. (this includes downgrading from the whole house to one of the suites)  All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater.  Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.  We do refund the portion of the rental fee that we can re-book.

3.      MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

4.      MAXIMUM OCCUPANCY- The maximum number of guests per house is limited to sixteen (16) persons. For the 5 bedroom.  If you have the Penthouse the Maximum Occupancy is (18) persons.  An additional charge or $25.00 per person per night for guests in addition to the maximum will be assessed.  All guests above the maximum must be pre- approved.

THIS PROPERTY REQUIRES A Five (5) NIGHT MINIMUM STAY; 5 nights during peak and holiday seasons.

5.    Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the guest will be charged the five-night rate.

6.      INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

7.    NO DAILY MAID SERVICE – While linens and bath towels are included in the house rental, daily maid service is not included in the rental rate. While we do provide 1 beach towel per guest, we suggest you bring your own beach towels if you will require the use of more than one. We do not permit towels or linens to be taken from the house grounds.

8.    RATE CHANGES – Rates subject to change without notice. But once the rate is confirmed here it will not change up or down.

9.      FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.  We reserve the right to cancel any guest at any time (with full refund)  for any reason and or if we receive a bad reference.

10.      WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

11.            Parking  – Parking is limited to three (3) vehicles.  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked Golf Carts are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.  Parking on the road IS NOT ALLOWED AT ANY TIME.

12.  Trespassing- No trespassing on any neighbor’s property is allowed. Please respect the neighbors and this area.  Quiet hours start at 9:00 pm in Belize.  Quiet hours must be observed with no exceptions.  We reserve the right to evict the renter without refund if they are not observing quiet hours.  Any altercation with the neighbor must be immediately reported to house manager or caretaker.  Please do not escalate any altercation with the neighbors or the neighborhood watch, just immediately report any trouble to the caretaker and he will take care of the problem. If you plan to be out past nine please obtain a noise permit from the town board.  Our Care Taker can assist you in obtaining this permit.  It is free!

13. 12.HURRICANE OR STORM POLICY - No refunds will be given unless:

a. The Belize Government orders mandatory evacuation in a "Tropical

Storm/Hurricane Warning area" and/or

b. A "mandatory evacuation order has been given for the Tropical

Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the The Belize Government orders a mandatory evacuation

order in a "Tropical Storm/Hurricane Warning," area, we will refund:

a. Any unused portion of rent from a guest currently registered,

b. Any unused portion of rent from a guest that is scheduled to arrive, and

wants to shorten their stay, to come in after the Hurricane Warning is

lifted; and

c. Any advance rents collected or deposited for a reservation that is

scheduled to arrive during the "Hurricane Warning" period.

14. Our house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.  There is a pool and we do not provide a life-guard.  The guests assume all responsibility for the use of the pool.   The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left cannot be mailed or fed-exd out of Belize and we do not provide this service.  By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

15.  Power failure and loss is frequent in Belize and third world countries.  We are not in control of the electrical supply and will not provide refunds/credits of any kind for loss of power/water supply to the house. 

16.  One set up of Bathroom Tissue is included with your rental.  Additional Bathroom tissue can be purchased at any grocery store in town.  Paper towels are not included in your rental.

17.   You have been provided 5gal of water on each floor.  When you leave please ensure that you replace this water with a new filled water container.   The cost of replacement at the rate of 5X will be held against your damage deposit if you do not replace the water.

18.  If you are renting only one of the suites the roof area the pool area, the beach, the pier and all common areas will be shared spaces with the other guests renting the other suites. 

19.  The owners are not responsible for lost or stolen items.  We have made every attempt to provide ample security at the house for your safety, however theft can be an issue in San Pedro, and no amount of deterrents can keep a thief from breaking into the house.  This seems obvious but this is a tourist town and there are those that will try and take advantage of you. Use common sense and keep you valuables hidden and safe at all times and do not leave cameras, IPods, valuables or cash laying around inside or outside of the house.  Same goes for any tours or trips to town, keep an eye on your stuff if you value it.

20.  We will NOT (repeat NOT) rent the penthouse (3rd floor 1 bedroom, 1 bath, 1 kitchen, 1 living room and 1 private roof area) to any other person or guest if you have reserved the 5 bedroom Villa.  Again there will be no other guest allowed to stay in the penthouse if you paid for and are staying in the rest of the 5 bedrooms of the Villa. 

However the owners reserve the right to stay in the penthouse if you have not rented it.   In the case that the owners would be staying in the penthouse while you have rented the rest of the house, the other (5 bedrooms) we (the owners) would NOT be using any other areas including the pool, and common roof area and the guest will have quiet enjoyment of the Villa and its amenities as outlined here in this contract.  We may from time to time, use the pier as necessary for boating, as this is a public area by Belizean Law.

If you have only rented either the 2-bedroom first floor suite or the 3-bedroom second floor suite, we (the owners) reserve the right to rent each and every suite including the penthouse separately and at the same time.  This means you may be staying in the Villa with one or up to two other parties if you are just renting one of the three floors of the Villa.  In the case the suites are rented separately, all common areas including the pool area, pier, beach and roof will be shared spaces.
